Site quality audit service launched as figures reveal the most common defects

Almost 1 in 7 defects found on sites inspected by Premier Guarantee in 2021 related to issues with brickwork, according to new figures revealed by the structural warranty provider.


Brickwork within masonry wall construction (14%) was the most common issue found on projects inspected for warranty or building control compliance, followed by roof tiling (5%), Approved Document B breaches (4%) and render (3.5%).


Premier Guarantee has introduced a new Site Quality Review (SQR) service that provides a detailed audit of workmanship and site management, allowing site managers and senior construction staff to pre-empt and avoid potential defects during construction.


Review builds on customers’ inspection quality scores


Established in 1997, Premier Guarantee is one of the UK’s leading providers of structural warranties, offering latent defects insurance cover via a panel of A-rated insurers. It also has a growing team of building control approved inspectors.


Using a nationwide network of in-house surveyors, it conducts inspections of new-build developments to ensure compliance with warranty technical standards and building control regulations


Of all sites inspected by Premier Guarantee in 2021, more than 95% have at least one issue arise during construction that needs attention via the inspection process and the support of site staff.


The SQR is available to customers and non-customers and is designed to assist developers improve workmanship and site practices by analysing 67 inspection areas across 11 inspection sections. Its risk-based focus complements Premier Guarantee’s Technical Manual which sets out technical criteria for warranty approval based on key stages of construction.


Liam Devaney, Managing Director of Premier Guarantee’s warranty inspection services, said SQR’s goal reinforced the company’s aim to help raise standards in construction and help customers build new homes and properties worthy of industry recognition.


“We already support customers by providing quality scores from every inspection, and they can track progress in their online customer portal,” he said.


“The SQR on the other hand is a deep dive into the specifics of the site. We can tailor its scope to best fit the customer’s needs and the results can be used to share good practice at other or future sites, and bring improvements to avoid defects arising during construction works.”
